Woeful wifi 7 and gaming

Moved from BT and can't stand the app or inability to manage my own router.

I've got the WiFi 7 extenders too and they are flakey at best. 

I'm having issues where I'm having to create firewall rules for my Xbox to get around the NAT issues but because it's connecting via an extender it doesn't get the static address assigned, even when connected ethernet. 

What have people done to solve this? I'm constantly getting strict NAT issues and the WiFi pro extenders dropping

It's not about speed, I'm getting 2-450mb on the Xbox WiFi to the main hub depending on whether it connects 5 or 2.4ghz, which is perfectly fine with good latency figures. I've connected directly via a cable and still getting strict NAT problems....despite port forwarding and DMZ. 

So what's causing all the double NAT  and strict NAT issues despite port forwarding all necessary ports for Xbox live

Not CGNAT for sure!
