I’m no tech expert by any means but is it really possible that broadband speeds of over 400 can drop to 30 in the matter of 30 yards and two walls?

Yes, what network band are you using (2.4, or 5). How thick are the walls, what is their construction.
What router do you own.

@donalsmith To be slightly pedantic, your broadband speeds to the router will not change in your scenario.
But yes of course your WiFi speeds will. if it helps, imagine water flow in the same situation, two walls and distance are going to slow down the flow.
