Currently have EE VDSL, which was started in sept 2023.
We are due to move in the next month to a new build that has full fibre, but according to EE broadband service checker EE do not offer service at this address. Nor do any other suppliers.
Only BT seem to offer services at my new address. I assume they have exclusive rights on the development or something.
Will I be able to cancel EE with no charge if they cannot offer a service at this address?

What does BT Wholesale Broadband Availability Checker > Address Checker estimate for your new addy? Post just the whole table and the line above it, blanking out your addy.
If EE cannot provide any BB there, your contract remains. It's your choice to move & EE's discretion to let or not let you take your BB with you.
BT cannot claim exclusive rights to providing BB. Ofcom rules on ISP independence.

You should be able to get Full Fibre (FTTP) from EE.

@XRaySpeX Does this still apply when the FTTP service is in the planning stage?

@eitng As per the BTW Availability chart, FTTP is still in the planning stage so you will only be able to place an order when the BTW status changes. When that happens all providers using the Openreach infrastructure will be able to take orders.
The BT page you have posted is miss-leading at best , and any orders placed now will be rejected.
