On 3rd Smart Hub Plus (SH32B) in 2 months with Very Poor Wifi

Hi , Moved to EE from BT after 2 decades and recontracted for 2 years . On FTTP 900Mbps ( guaranteed 700Mbps wired ) - Wired I can get this speed. 

Wireless , even in the same room with  Wifi 6 enabled devices - 2m away in direct line of sight with no intervening wall / furniture - I get speeds of 50-100 if I am lucky , often less than 50. On the same floor , 5m away , with no intervening wall , speeds < 50. Any other floor - does not even pick up any signal from the router. 

30 year old house - normal walls - these speeds are on Ookla - even when there is no gaming . 

Phoned Technical Support - sent out 2nd router - then Openreach Engineer - all agreed that FTTP working fine but the issue is the Wifi Signal . The engineer actually got speeds of 29 Mbps standing next to the router !!

Made official complaint and have now sent out 3rd router . 

I have tried to connect extender like TP link Deco X50 and this significantly increases the speed by at least 100Mbps. 

Do I have to acccept that this is all I am going to get in terms of WiFi - and that I will have to use Access Points / extenders / mesh  throughout the house ? Is there any other clever solution ?

@tiya1990 Your floor plan is cleared now and with the quick look, instantly your router is in the wrong area, centrally positioned where yo have marked the X2 would be the best spot, even if you stick with the EE or go with the Deco.

where roughly have you put the 4 deco units, and all off, standing next to the EE router wireless speed should be great, 

Text HELP to 66033 from your mobile if registered to the account, and EE will run a diagnostic against Everything that is connected.

@tiya1990 Are you a PC user or Mac, Android or IOS, the pics i posted up are from Netspot analyzer app on the mobile, Do not really pick up much neighbour wise, sometimes can but signal strength's are so low do not have to worry about them?

Just looking at your samples, then i would assume that the deco's are on.

@JimM11  - Thank You for your help so far - sorry for the delay - I was trying to gather as much info as possible. 

Firstly , in answer to some of the queries you have raised : 

1) We are PC and Android users 

2) We had 4 Deco X50 Units - and I even bought another one in frustration ! All Decos have remained switched off since 21 st Nov - the Channel Scanning was done afterwards - at least 24 hours later - I am not sure why these are still showing up on the Wifi Inspector . Also something called ' Willows Mesh' is also showing up and we stopped using this 2 months ago . I do not recognise any of the other SSIDs except ours which is EE-85M. We have no other Router or Mesh Device turned on currently or at the time of the scan . 

3) My phone that I am using Netspot on ( Thank You for the recommendation ) is a Galaxy Note 10 plus and capable of handling Wifi 6. 

4) Regarding Router Positioning - It cannot be positioned at Site X2 - there is no plug point there . Pre-Fibre , the Router used to be in the area of the Red Circle in the Hall underneath the stairs - we only got speeds of around 20-30 most of the time . We were told it was because of the stairs. OpenReach Engineer said we can't have it in the Hall as the wire length ( Red Arrowed Line ) would be too long and prone to disruption.  

Fibre enters the property at the site of the double red arrow.

This is at the area of the red circle in the hall ( most central point but underneath stairs - does have power supply )  and the PC Room marked X4  ( dining room on the map ) .

The Above Room X4 is in direct line of sight of the Router with no intervening walls or doors.

The next 2 channel scans are in the dining area  and in the floor above the red circle in the hall .

On the Ground Floor , the Router is in the Study . The slight greenish tinge in the Kitchen/Family Area is from a disconncted but powered Mesh - Deco M5 which we were using for the last 6 years.
