Continuing to experience ping fluctuations

I've posted before about this and still don't seem to have a resolution.

 

TLDR: High ping fluctuations on Rocket League/FIFA, either on PC upstairs via WiFi or Xbox in the next room over via WiFi or connected to smart disc.

 

I've upgraded now to FTTP and I'm still getting high ping fluctuations which makes competitive gaming almost unplayable. It's not consistent, it could be fine for an hour and then start to play up. I've tried setting my devices outside of the DMZ, setting static IP addresses, upgraded from the old copper broadband to the new FTTP and I have a smart hub plus. What can I possibly do to resolve this? I have the mesh discs spread evenly around the house, with maybe the one in the front room near the Xbox being the closest to the router in the adjacent room.

 

I have what I think is a white modem on the inside of my property now since the upgrade that connects to my router, can I just replace the router with a different mesh system now? TIA
