Lag spikes while gaming

Hello.

I have been facing extreme lag spikes in almost all games that I play for quite a few months. I am talking about frequent lag spikes that take my ping from around 30-50 to over 400 every few seconds or so. This has made games unplayable. I am currently using an EE Smart Hub router. What should I do to fix these lag spikes? They affect all my games like CS, TF2, CoD etc.

Does it happen on every time you load into a lobby or does it work OK sometimes? Are your download and upload speeds as expected?

It always is . it is going on since last 6 months and speed is getting
slower and slower every day such that I am on the verge of changing my
service
